These Terms of Service (the “Terms”) govern your use of DirectBalkan, including the website directbalkan.com, the DirectBalkan Owner Portal and DirectBalkan paid subscription plans (together, the “Service”). DirectBalkan is operated by WebResenje PR.
1. Scope and acceptance
By creating an account, using the Owner Portal or starting a paid subscription, you agree to these Terms. If you use the Service on behalf of a business or other organisation, you confirm that you are authorised to accept these Terms for it, and “you” includes that organisation.
Registering for Early Access is not a purchase and does not start a paid subscription.
2. Who operates DirectBalkan
DirectBalkan is a brand and service operated by WebResenje PR. DirectBalkan is not a separate legal entity.

3. Eligibility and business use
The Service is intended for accommodation providers and the people who manage accommodation for them. You must be at least 18 years old and able to enter into a binding agreement. You are responsible for ensuring that you are allowed to offer the accommodation you list and for meeting the legal obligations that apply to your accommodation business.
4. Accounts and Organizations
Your properties and your subscription belong to an Organization in the Owner Portal. The members of an Organization act on its behalf, and the Organization is responsible for what they do in the Service.
- Keep your sign-in details and second sign-in factor secure and do not share your account.
- Give only accurate information and keep it up to date.
- Tell us promptly at info@directbalkan.com if you suspect unauthorised access to your account.
- Invite only people you trust and remove members who no longer need access.
5. The DirectBalkan service
DirectBalkan provides software for accommodation providers in the Balkans: tools to describe and manage properties, a public marketplace presence and, as they become available, direct-booking and related owner tools. The current state of each capability is published on the Product Status page. Capabilities marked as planned or in development are not part of what you buy until they are available.
6. Subscription plans and prices
Paid plans are fixed monthly subscriptions for access to the DirectBalkan platform. The current plans, their prices and the number of Active properties and billable units each includes are shown on the Pricing page. Larger portfolios are offered on an individual quote.
DirectBalkan charges 0% booking commission and no setup fee. A paid subscription starts only when your Organization chooses to start one; making a property Active does not start a paid subscription by itself.
Prices are shown in euros and exclude applicable taxes. If your usage exceeds the limits of your plan, you will need to move to a plan that fits it.
7. Recurring monthly billing
Paid subscriptions are billed monthly in advance and are month-to-month: there is no long-term contract. Your subscription renews automatically each month on its renewal date, at the price of your plan, until a cancellation takes effect. Your billing period starts when your subscription starts and renews on the same date each month; in months without that date, the renewal falls on the last day of the month.
8. Paddle as Merchant of Record
Payments for DirectBalkan subscriptions are processed by Paddle, which acts as our Merchant of Record. When you buy a subscription, Paddle is the seller of record for that transaction: it processes your payment, issues the invoice or receipt for it and handles the related payment, tax and compliance matters. Paddle’s own buyer terms apply to the purchase in addition to these Terms.
We do not issue a separate invoice for a transaction that Paddle has invoiced, and we do not receive or store your full payment card details.
9. Taxes
Subscription prices exclude taxes. Where taxes such as VAT or sales tax apply to your purchase, Paddle calculates and collects them in addition to the plan price, depending on your location and the information you provide at checkout, and shows them before you pay.
10. Changing your plan
- Moving to a higher plan takes effect immediately, so you can use its higher limits at once. The higher price applies from your next renewal; there is no partial charge for the current period.
- Moving to a lower plan takes effect at your next renewal, provided your usage then fits within both limits of the lower plan. If it does not, you remain on your current plan.
- The Larger Portfolio plan is arranged individually and cannot be started or changed to on your own.
11. Cancellation and renewal timing
You may request cancellation at any time. Cancellation normally takes effect at the end of the current paid billing period and prevents future renewals. If a renewal has already been processed, cancellation takes effect at the end of the newly paid billing period.
You keep access to your paid plan until your cancellation takes effect. Until then, you can normally withdraw your cancellation.
12. Access after cancellation
After you cancel, you keep access to your paid plan until the end of the billing period you have paid for. When the subscription ends, paid features stop being available to your Organization. Cancelling does not delete your Organization or your data; data is kept and deleted as described in our Privacy Policy.
13. Acceptable use
You must not:
- list accommodation you are not entitled to offer, or publish false, misleading or unlawful information;
- use the Service to send spam or to collect other people’s data without a lawful basis;
- interfere with or disrupt the Service, attempt to access accounts or data that are not yours, or probe, scan or test its security without our written permission;
- copy, scrape or resell the Service or its content, or use it to build a competing service;
- upload malware or content that infringes the rights of others.
14. Your properties and content
You are responsible for the information, descriptions, photos, prices, availability, house rules and other content you provide about your properties, and for having the rights to use and publish it. You give WebResenje PR a non-exclusive licence to host, display, adapt for display and publish that content as needed to provide and promote the Service, for as long as it is in the Service. You keep ownership of your content.
We may review content before it is published and may refuse or remove content that breaks these Terms or the law.
15. Intellectual property
The Service, its software, design and the DirectBalkan name and brand belong to WebResenje PR or its licensors. These Terms give you a limited, non-exclusive, non-transferable right to use the Service during your subscription and do not transfer any intellectual property to you.
16. Third-party services
Some parts of the Service rely on, or connect to, services provided by others, such as Paddle for payments. Those services are governed by their own terms. Where the Service offers connections to other platforms, they depend on those platforms and may change or stop if the platforms change their terms or services.
17. Availability and changes to the Service
We work to keep the Service available and secure, but we do not promise that it will be uninterrupted or error-free, and we may need to carry out maintenance. We may improve, change or discontinue features. If we make a change that materially reduces what your paid plan includes, we will tell you in advance where reasonably possible, and you may cancel.
18. Suspension and termination
We may suspend or restrict access to an account, Organization or property if we reasonably believe it breaks these Terms or the law, puts the Service, our users or guests at risk, or is used fraudulently. Where appropriate we will tell you why and give you an opportunity to respond. We may end these Terms for a serious or repeated breach. You may stop using the Service and cancel your subscription at any time.
19. Disclaimers and limitation of liability
The Service is provided as it is available. Bookings, stays and the relationship with your guests are between you and your guests; WebResenje PR is not a party to them.
To the maximum extent permitted by applicable law, WebResenje PR is not liable for indirect or consequential losses, such as lost profits, lost bookings or lost data, and its liability arising from the Service is limited accordingly.
Nothing in these Terms limits or excludes liability that cannot be limited or excluded by law, including liability for death or personal injury caused by negligence, for fraud, or for gross negligence or intent, and nothing in these Terms affects rights you have under mandatory consumer protection law.
20. Applicable law and operator details
The Service is operated by WebResenje PR, established in the Republic of Serbia. These Terms are subject to the law that applies to them, and nothing in them deprives you of the protection of mandatory provisions of the law of the country where you are based. If a dispute arises, please contact us first at info@directbalkan.com so that we can try to resolve it.
21. Changes to these Terms
We may update these Terms, for example when the Service or the law changes. The date at the top shows the current version. If a change materially affects your rights or your paid subscription, we will tell you in advance by email or in the Owner Portal. If you do not agree to the change, you can cancel before it takes effect.
