What Early Access means
- Joining is free. No payment details, no subscription and no automatic activation.
- You are among the first accommodation owners we talk to while we build DirectBalkan.
- Registering is not a purchase and commits you to nothing.
- We will contact you about Early Access. We do not promise a date or a response time yet.
DirectBalkan's paid plans for the full toolset are a fixed monthly price, with 0% DirectBalkan booking commission. Launch plans are Direct €29/month, Multi €59/month and Portfolio €99/month; larger portfolios are quoted individually. At introduction, plans are month-to-month and can be cancelled at any time.

Onboarding.
Qualified owners are invited to onboarding. We ask for your existing Booking.com, Airbnb or website link and prepare the initial listing for you to review and approve. We do not give timings yet.
Verification and publication checks.
Your property completes verification and the publication checks.
Active.
Once your property is Active:
- its marketplace listing goes live;
- you can activate a paid plan for your own website and the full toolset whenever you choose;
- no paid plan starts unless you activate one;
- as a Founding Host, your first three paid months are 50% off if you activate a paid plan.
Joining does not guarantee acceptance or publication. A property goes live only after it passes verification and the publication checks.
How the Founding Host Program works
- Free during Early Access
- Your DirectBalkan marketplace listing has no subscription charge during Early Access. No card is needed.
- We prepare your listing
- Send us your Booking.com, Airbnb or website link and confirm that we may use your existing photos and descriptions. We prepare the initial listing; you review and approve it.
- 0% booking commission
- DirectBalkan takes no commission on your bookings. Payment-provider fees, where they apply, are separate.
- No commitment
- No long-term contract and no obligation to start a paid plan.
- Priority launch exposure
- For the first 6 months after the DirectBalkan marketplace opens to guests, Founding Hosts get priority exposure and may be included in launch collections, destination content and DirectBalkan social and editorial posts. This is not a set ranking position and does not guarantee impressions or bookings.
- First 100 per country
- Founding Host places are limited to the first 100 participating properties in each DirectBalkan market.
- When you want the full toolset
- If you later activate a paid plan for your own booking website and the full toolset, your first three paid subscription months are 50% off. Once per Organization. The three months start with your first paid month, not with the free listing, and do not restart if you change plan.
